How to write property listings that AI search can quote
Buyers now describe the home they want to AI tools. Here is how to write listings, development pages and area guides that get found and quoted.
Buyers are no longer typing "3 bed house Stockport". They are asking for a family home near a good primary school, under 30 minutes from Manchester Piccadilly, with a garden and low running costs.
Our BIG 2026 Clicky Property Report showed how far this has moved. Searches of 8 words or more now make up 32% of UK Google searches, and their number grew 14% in a year. Rightmove launched a conversational search built with Google's Gemini, and became the first UK portal inside ChatGPT.
When a buyer asks a question like that, the AI tool answers from content it can find and trust. Most property listings give it almost nothing to work with.
Why most listings are invisible to AI
A typical listing has a price, a bedroom count, a gallery and 3 lines of copy about "deceptively spacious accommodation". An AI tool cannot quote a photo, and it will not trust a phrase every other listing uses.
The questions buyers ask are specific, and they are growing, while the generic searches fall.
The searches behind those questions are big in their own right: "epc rating" gets 27,100 UK searches a month and "service charge" 2,900. Your pages need to answer the detail.
The 10 things every listing should answer
| Buyer question | What to include on the page |
|---|---|
| How long is the commute? | Walking time to the nearest station, train time to the main city centre, drive time at rush hour |
| Which schools are nearby? | Named primary and secondary schools, distance and Ofsted rating |
| What does it cost to run? | EPC rating, council tax band, estimated energy bills, service charge and ground rent |
| Is there outside space? | Garden size and aspect, balcony, shared green space |
| Where do I park? | Allocated spaces, permit zones, EV charging |
| Can I work from home? | Broadband speed, a room that works as an office |
| What is the area like? | Parks, shops, cafés and gyms within 10 minutes' walk |
| Is it chain-free or new? | Chain status, build year, warranty for new builds |
| What is the tenure? | Freehold or leasehold, years remaining on the lease |
| Can I afford it? | Deposit and monthly cost examples, any schemes it qualifies for |
These are facts, not adjectives. AI tools quote facts.
Deceptively spacious accommodation in a popular location.
- 9 minutes' walk to the station and 22 minutes to Manchester Piccadilly
- 0.4 miles to Oakfield Primary School
- EPC C, council tax band C
- South-facing garden
- Driveway with EV charger
- Full-fibre broadband
Development pages need more than a gallery
For new builds, the development page does the work a listing does for a single home, across every plot. The best ones include:
- A plain-English summary at the top: what the development is, where it is, the price range and who it suits.
- A house type table: each type with bedrooms, floor area, price from and availability.
- Running costs and specification: EPC ratings, heating type, solar panels, EV charging, warranty.
- Scheme eligibility: which plots qualify for Your First Home or shared ownership, with a worked example.
- A local area section written by someone who knows it: named schools, stations, journey times and amenities.
- An FAQ built from real enquiries: ask your sales team what buyers ask every week, and answer it on the page.
Area guides that earn trust
AI tools and Google both favour content written from real experience. A generic "Living in Altrincham" page copied from Wikipedia will not be quoted. A guide written by your local branch manager, with their name, photo and first-hand knowledge, has a far better chance.
Good area guides cover typical prices by property type, journey times, schools, what has changed in the last year and who the area suits. Update them at least twice a year and show the date.
The technical basics
- Structured data. Add schema markup for listings, your organisation, reviews and FAQs. It helps search engines and AI tools understand what each page is about.
- Complete portal feeds. Fill every field in your Rightmove and Zoopla feeds. Rightmove's AI search can only match a buyer's request to the details you give it.
- Crawlable text. Key facts should be in the page text, not only inside images, PDFs or brochure downloads.
- Speed. Buyers who arrive from an AI answer have already done their research. Get them to a viewing, valuation or brochure in as few steps as possible.
How to tell if it is working
- Track visits from AI tools in Google Analytics 4 with a custom "AI tools" channel that matches sources such as chatgpt.com, perplexity.ai, gemini.google.com, copilot.microsoft.com and claude.ai. Treat it as a minimum: some AI visits arrive as direct traffic, and clicks from Google's AI Overviews are counted as normal Google search.
- Ask your top 20 buyer questions in ChatGPT, Gemini and Perplexity each month and note whether your brand appears.
- Watch rankings for longer, question-style searches, not just "houses for sale [town]".
- Ask new enquiries how they found you, and add "AI tool" as an option.
